Initial Consultation & Site Visit
Every collaboration begins with a two-hour on-site consultation. During this visit, our lead designer assesses the property, studies the target buyer demographic, and discusses your sales goals, timeline, and marketing strategy.
Should we decide to move forward together, a contract outlining the detailed scope of work is signed immediately.
We then take precise measurements and reference photographs — the foundation for developing a tailored staging concept that fits both your property and your brand.
Trade Day (If Required)
Some properties require a light refresh before staging begins.
Our trusted network of craftsmen and contractors handles minor refinishing, painting, and repairs to ensure the home is shown in its best condition.
Every adjustment is guided by our design team to maintain consistency with the overall aesthetic vision.
Design Development
At this stage, the design vision takes shape.
While clients invest in all furnishings directly, Studio Sakaia manages every detail — sourcing, ordering, warehousing, and white-glove installation. All purchases are made through our studio at retail pricing, which allows us to provide complete after-care service and warranty support for every item.
Once the full concept is approved, the furnishing cost is due in full, allowing our team to place orders and begin preparing for installation.
Each piece is held in our facility until the scheduled installation date — ensuring that the property reveal happens seamlessly, over one to two days.
White-Glove Installation & Styling
On installation day, precision meets artistry. Our logistics team manages every delivery detail, while a lead designer personally oversees the placement and styling of each piece. Every curtain fold, cushion angle, and lighting choice is considered — creating a layered sense of warmth and sophistication.
The result: a home that feels composed, intentional, and deeply inviting.
Media Production
The transformation culminates with professional photography and videography. We coordinate closely with your real estate photographer to ensure every image captures the property’s best angles and atmosphere. Our designer remains on-site for up to four hours to art-direct the session — refining compositions, styling vignettes, and ensuring that every frame reflects Studio Sakaia’s signature aesthetic.
If you don’t have a preferred photographer, we can recommend trusted partners specializing in luxury interior and architectural imagery.

Performance Monitoring & Client Reporting
Once staging is complete, our team conducts a detailed walkthrough to ensure every space meets Studio Sakaia’s standards.
Clients can also opt for continued support services, such as:
Weekly styling refreshes before showings
Floral and accessory updates
Coordination of additional photography or video sessions
These refinements maintain a consistent sense of freshness and visual appeal throughout the sales period.
